For the purpose of this subchapter, the following definitions shall apply unless the context clearly indicates or requires a different meaning.
ALTERATION. A structural change to a structure, including a reconstruction or rebuilding of that structure.
NONCONFORMING STRUCTURE. A structure or building which was lawfully established and maintained but which does not conform with the regulations for the zoning district in which it is located.
NONCONFORMING USE. The use of land or use of a building or structure which was lawfully established but which does not conform with the use regulations for the zoning district in which it is located.
ONE STORY IN HEIGHT. A story that:
(1) Has a plate height not exceeding 11 feet; and
(2) At its greatest height is not higher than 17 feet, both such heights to be measured from natural or finished grade whichever shall result in a lower building profile.
ROUTINE MAINTENANCE AND REPAIR. Repair work or general upkeep on a structure, including painting, carpentry, glazing, and the reinforcement or replacement of defective parts, including roofs, foundations, structural members, and plant materials, irrigation and replacement, but shall not include alterations.
