The Woodside
Municipal Code requires an automatic fire sprinkler system for
any structures exceeding 1,000 square feet and remodels, additions,
and/or repairs done to a structure within a 12-month period
that exceed 75% of the estimated value of that structure, as
calculated by the Town Building Official. Exceptions include
barns located greater than 60 feet from a residence, new structures
less than 1,000 square feet in area and factory-built or manufactured
residential housing units.
Calculating
Valuation of Existing Structures
The Woodside Building Official uses the Building Valuation
Data for "good" structures (regardless of age)
that is published by the International Conference of Building
Officials (ICBO). Such data is available on the ICBO website
at www.icbo.org.
The valuation data is updated annually in the spring.
For example,
based on the March/April 2001 figures for a wood-frame dwelling
in good condition and utilizing a 1.13 factor for the San Francisco
Bay Area, existing valuation will be calculated at $102.38/sq.
ft. ($90.60 x 1.13). A wood-framed garage would be $26.89/sq.
ft. ($23.80 x 1.13). The square footage considered in calculating
the existing valuation shall be the raw square footage, not the
calculated square footage the Town uses for Planning purposes.
