When is a building permit required?
Per Chapter 150 of the Woodside Municipal Code, a building permit is required before you erect, construct, enlarge, alter, move, repair, improve, convert or demolish any building or structure. Please note that a separate building permit is required for each structure.

Some examples of projects requiring a building permit include:

  • New buildings or structures
  • Addition to a house or accessory structure
  • Kitchen or bathroom remodel
  • Replacing a water heater, furnace or air conditioner
  • A retaining wall (supporting a surcharge or exceeding four feet in height, measured from the bottom of the wall's footings)
  • Reroofing a structure
  • Tenant improvements and alterations (commercial structures)
  • Swimming pool and/or spa
  • Trellis/arbor/pergola

The projects above are just a few examples of the many types of projects that require building permits. There are other projects not listed that require a building permit. What construction codes does the Town of Woodside use?
The Town has adopted as Chapter 150 of the Woodside Municipal Code the codes identified below, with few exceptions (e.g., requiring all roofing material to be fire-rated at Class "B" or better).

  • 2001 California Building Standards Code
  • 1997 Uniform Building Code (UBC)
  • 2000 Uniform Mechanical Code
  • 2000 Uniform Plumbing Code
  • 2999 National Electrical Code

Recycling Program
The Town's Recycling Program is managed by the Town's Recycling Coordinator, Joanne Kurz (851-6790). Typically, recycling is required for any project that exceeds $10,000 valuation or encompasses more than 10 tons of debris.

Annual Grading Moratorium
From October 15th to April 15th of each year, no grading work is allowed (excavations within building footprints on flat properties are typically not subject to the moratorium). All grading work must be winterized by providing weather protection for all exposed graded surfaces no later than November 1st of each year. Per Section 151.45(E) of the Town's Site Development Code, an applicant may apply for an exception to the Town Engineer to allow grading to commence after October 15th and before December 1st. The Town Engineer can only grant the exception request if he/she finds that no detriment is likely to occur to neighboring properties or public or private roads, that the grading can be completed within 30 days of the grant of the exception and that the site will be winterized with an erosion control plan to the satisfaction of the Town Engineer.

INSPECTIONS

  • Scheduling an inspection / who to contact
  • If an inspection fails
    • If a particular inspection does not pass, you need to rectify all of the deficiencies that caused the inspection to fail and call for a resinspection. If the same item fails more than twice, a reinspection fee of $60 must be paid before the third inspection can be scheduled.
