Re-Roof Checklist

The following are the requirements for all RE-ROOFS:


Minimum Class A roof required per WMC 150.01(f):

 

All new and existing Roof Vents shall meet the following requirements R327.6.2:
Requirements. Ventilation openings for enclosed attics, enclosed eave soffit spaces, enclosed rafter spaces formed where ceilings are applied directly to the underside of roof rafters, and under floor ventilation openings shall be fully covered with metal wire mesh, vents, other materials or other devices that meet the following requirements:

1.The dimensions of the openings therein shall be a minimum of 1/16th inch (1.6 mm) and shall not exceed 1/8th inch (3.2mm).

2. The materials used shall be noncombustible.

Exception: Vents located under the roof covering, along the ridge of roofs, with the exposed surface of the vent covered by noncombustible wire mesh, may be of combustible materials.

3. The materials used shall be corrosion resistant.


Roof Valley CBC 704A.1.3:
Valley flashing shall be a minimum no. 26 galvanized sheet gage corrosion-resistant metal installed over a minimum 36” wide underlayment of one layer of 72lb mineral-surfaced, non-perforated capsheet, complying with ASTM D3909 running the full length of the valley.

Roof Coverings 704A.1.2:
Where the roof profile allows a space between the roof covering and the roof decking, the space shall be constructed to prevent the intrusion of flames and embers, be firestopped with approved materials or have 1 layer of 72 lb mineral-surfaced non-perforated cap sheet complying with ASTM D3909 installed over the combustible decking.

Smoke and carbon monoxide alarms are required to be installed prior to final. See the attached smoke and carbon handout for the requirements.
