Update from Planning Department staff regarding any changes and/or clarification of any of the agenda items.  Items may be removed from the agenda or placed in another order.  No items may be added to the agenda.

PUBLIC COMMUNICATIONS
Persons wishing to address the Board on any appropriate subjects are invited to do so.  Please note, however, that the Board is not able to undertake extended discussion or to act on non-agenda items.  Such items can be referred to staff for appropriate action, which may include placement on a future agenda.  As a courtesy to others, the communication should be kept to a three-minute limit.

AGENDA ITEMS:

A. Hearing of the same project and entitlement approved by the Planning Commission on September 1, 2010, which has expired:
Review and recommendation of approval/denial of a proposal to construct a 561 square foot detached garage on a property located in the Western Hills. The proposal would require a Variance to the required rear setbacks in order to allow construction within 18 feet, and 5 inches of the rear property line where a 50 foot rear yard setback is required.  The site is 86,960 square feet located within an SCP-7.5 zoning district.

B. Review and recommendation of approval/denial of a proposal to erect (4) 4,600 gallon, 10 foot diameter water tanks for fire suppression on a property located in the Western Hills. The proposal would require a Variance to the required rear setbacks in order to allow erection within 4 feet+/- of the rear property line where a 50 foot rear yard setback is required.  The site is 86,960 square feet located within an SCP-7.5 zoning district. ASRB2012-0028: Second presentation and consideration of a Preliminary Review to demolish an existing single-family residence, a carport and two accessory structures; retain a pool; and construct a new two-story single family residence, and attached 2-car garage (at lower level), an auto court, and a new driveway; and site grading and landscaping. The property is zoned SR (Suburban Residential).  This project was heard by the ASRB on April 16, 2012; and was subsequently scheduled for the June 18, 2012 meeting, and was continued on this date at the request of the applicant. ASRB2012-0025: Second presentation and consideration of a Preliminary Review to demolish an existing single-family house and accessory structure, construct a new residence, renovate an existing detached garage, construct a new pool on a 2.66-acre lot. Planner: Licinia Mc Morrow, Senior Planner

ASRB2012-0023: Second presentation and consideration of a Preliminary Review to demolish an existing residence and construct a new main residence.  Site work includes new landscaping and grading. Planner: Sage Schaan, Senior Planner  


5.      Stonecrest Managers

ASRB2012-0021: Second presentation and consideration of a Preliminary Review to construct a new main residence that will partially be located on slopes in excess of 35%. The site is currently vacant.  Site work includes new landscaping and grading, including grading on slopes in excess of 35%. Planner: Sage Schaan, Senior Planner

ASRB2012-0027: Presentation and consideration of a Preliminary Review to demolish an existing residence and accessory structures and construct a new residence on a 0.36-acre lot at 304 Glenwood Avenue (APN 073-061-040). Planner: Licinia Mc Morrow, Senior Planner

 
7.      Capinvest, Inc.
         30 Sand Hill Court

ASRB2012-0022: Presentation and consideration of a Preliminary Review to construct a new residence, two detached accessory living quarters, two detached garages, and a swimming pool, to construct associated closed fences and gates, a private septic system, and to install landscaping on a 3.15-acre lot (APN 072-221-570). Planner: Licinia Mc Morrow, Senior Planner

APPEALS

The Architectural and Site Review Board is an advisory body that makes recommendations on projects to either the Planning Director or the Planning Commission. The Planning Director usually makes a decision on a project based upon the recommendations of the ASRB and makes such a decision within two to three days of the ASRB meeting.  Any decision by the Planning Director may be appealed to the Planning Commission, and any decision by the Planning Commission may be appealed to the Town Council.  Appeals must be received in writing at Town Hall within 10 calendar days of a decision.  (For more information on Appeals, please refer to Sections 153.335 through 153.338 of the Woodside Municipal Code.)

ANY WRITINGS OR DOCUMENTS PROVIDED TO A MAJORITY OF THE ARCHITECTURAL AND SITE REVIEW BOARD REGARDING ANY ITEM ON THIS AGENDA WILL BE MADE AVAILABLE FOR PUBLIC INSPECTION AT THE ADMINISTRATION COUNTER AT TOWN HALL LOCATED AT 2955 WOODSIDE ROAD DURING NORMAL BUSINESS HOURS.
